Why Lease at the RTC?
Leasing at the RTC is more than securing a space. You are joining a working regenerative property with infrastructure, approvals and a like-minded community already in place - things that take most businesses years and significant capital to build independently.
Knowledge Sharing Regenerative agriculture is a living discipline. When aligned businesses operate alongside each other, knowledge moves freely - better techniques, honest feedback and hard-won experience shared across the fence rather than guarded behind it. The RTC team brings deep practical knowledge in soil biology, farm systems and education that is available to businesses on site.
Resource Sharing Shared access to established infrastructure - commercial kitchen, amenities, accommodation and working farm systems - means lower setup costs and less capital risk than going it alone. Equipment, tools and site resources can be accessed without each business bearing the full cost independently.
Resilience Through Diversity A regenerative property with multiple complementary businesses is inherently more resilient. Diverse crops, practices and enterprises on one site reduce the impact of pests, weather events and market fluctuations that can destabilise a single-enterprise operation.
Economies of Scale Businesses operating together can purchase inputs, share marketing costs and coordinate distribution in ways that simply are not viable when operating in isolation. Lower costs and stronger margins are a practical outcome of genuine collaboration.
Market Access The RTC already attracts school groups, farmers and adult learners. That existing audience is a direct opportunity for businesses on site whose products or services align with that visitor base. Joint marketing and shared branding can also open doors to niche markets that specifically value regenerative provenance.
A Living Laboratory The property functions as an active demonstration and research site. Businesses operating here have the opportunity to trial, innovate and document their practices in a supported environment - and to connect with universities and agricultural organisations already engaged with the RTC.
Community and Networking Operating alongside people who share your values is genuinely rare. The relationships built on a collaborative site like this - referrals, mentorship, joint ventures and honest conversation - are often worth more than the lease itself.
Productivity Through Collaboration When businesses play to their strengths and support each other's gaps, the whole operation runs better. Tasks, skills and responsibilities distributed across a community of capable operators leads to more efficient, productive and enjoyable enterprises for everyone involved.

This opportunity is for established, registered businesses looking for a long-term base on a working regenerative farm. We are looking for operators who are genuinely aligned with regenerative principles across people, food and farming - not just in philosophy but in the way they run their business day to day.
-
In some cases yes, but this is not the right opportunity for someone still in the ideas stage. We require applicants to have a concrete, committed plan, a clear business concept and the financial capacity to enter a formal lease arrangement. If that's you, we're happy to have a conversation. If you're still exploring whether a business is right for you, we'd encourage you to come back when you're ready to commit.
-
Yes. All lease arrangements at the RTC involve a fee, structured to reflect the space and infrastructure your business requires. For established businesses the fee applies from the start of your lease.
In some cases where a strong candidate is in the early stages of business development, a staged fee arrangement may be negotiated. This is assessed individually and is not guaranteed.
Our goal is for every business here to be viable and self-sustaining. The fees collected support the operation of the whole property and the community it sustains.

We are looking for operators who are self-motivated, commercially serious and genuinely committed to being part of a collaborative regenerative community - not just tenants looking for cheap rural space.
A strong applicant has a clear business purpose, the drive to build it without hand-holding and an understanding that their success contributes to the success of everyone on the property.
We are not the right fit for people who need daily motivation or are still working out whether they want to run a business. We are the right fit for people who are ready to get to work and want to do it alongside others who feel the same way.
-
All arrangements start at a minimum of 12 months. Beyond that, lease length is negotiated individually based on your business type and space requirements. We are looking for tenants who are committed for the long term. Short-term or casual arrangements are not what we offer here.

The purpose of this arrangement is commercial - we are offering a base for your business, not a residential tenancy. Accommodation on site is available for your customers and students as part of your business operation. Residential arrangements for operators are not part of what we offer and applications seeking a place to live will not be progressed.
-
Yes. All arrangements at the RTC are formalised through a proper lease agreement. This protects both parties and ensures everyone is clear on their rights and responsibilities from day one. We recommend all applicants seek independent legal advice before signing any lease. Lease documents are prepared in accordance with the Property Law Act 1974 (Qld).
